Assessment

As announced at the June 23rd annual meeting, the Board has voted to implement a monthly assessment beginning August 2008 and terminating December 2010.

 
This assessment has been recommended by our accountant,  Marvin Schwartz, as a result of the building experiencing two years of operating losses which are noted in our recent financial statements.

 
The use of an assessment rather than a large maintenance increase will allow our maintenance charges to remain competitive for the neighborhood.

 

The schedule for the assessment is as follows:

 
August 2008 – December 2008: $1.85/Share prorated over five months
  
Example: 500 shares

  • Assessment Per Share = $1.85
  •  (500 * $1.85)/12 = $77 (monthly)
  • $385 = Total assessment for 2008

January 2009 – December 2010: $1.35/Share per year
  
Example: 500 shares

  • Assessment Per Share = $1.35
  • (500 * $1.35)/12 = $56.25 (monthly)
  • $675 = Total Assessment per year

(The assessment in 2008 is higher by $.50 due to the rising fuel costs experienced this year)

Water Leaks
Some shareholders are experiencing water leaks in their apartments. If you or someone you know is having a problem, please let Century Management and Sam know so that arrangements can be made to evaluate the problem.

Replacement/repair of elevator threshold tiles.
This work will be completed shortly.
